What Are The Best MLS's In NYC?

Whether you are looking to start a career in Real Estate, or are wanting to find the best agent to represent you in a transaction, this post is for you. First of all what is an MLS? An MLS is an acronym for "Multiple Listing Service". An MLS is a database of all of the inventory in a region county or State. By inventory it means all Real Estate properties for sale or rent. Each listing also provides information about the property which is important for buyers' brokers and their agents.

In some states, one or two MLS run the show. But in others, there are multiple MLS's which can make it complicated. This is the case for New York City real estate. In New York there are many different MLS's that it can be daunting. The good thing is that since you are here, it will be less daunting and hopefully I can get you on your way to finding the best agent for you.

Most MLS's are part of the National Association of Realtors which is a trade association that has millions of members collectively from 54 states of the US. Being an active member of the NAR labels them as a Realtor, which is a trademark differentiating a Real Estate Salesperson as abiding by ethical standards of the whole org.

In Manhattan, the listing service that is predominant is REBNY. This service was a part of the NAR till it spun off and became its own entity in 1994. As a result, it is the unofficial MLS of Manhattan, labeling their service as RLR (REBNY Listing Service). So if you are seeking properties in Manhattan, using an agent that is a part of REBNY is the choice for you. However, they are starting to encroach in some parts of Brooklyn and Long Island City, but their main focuses are in Manhattan.

Many Manhattan Realtors are also part of HGAR, which is an MLS aligned with NAR. HGAR, short for Hudson Gateway Association of Realtors, mainly has listings in New York State and also some in the Bronx and Manhattan.

Brooklyn MLS is an upcoming MLS and is growing more popular as of late. Brooklyn MLS is a bit complicated as some agents liken the area to being a hodgepodge. There is not a lot of cohesiveness as most of the other major associations like LIBOR or REBNY also have many Brooklyn listings.

Bronx also is a hodgepodge of listings as most of the listings are spread out between LIBOR, REBNY and other local MLS's such as BMAR (Bronx-Manhattan Association of Realtors).

LIBOR, short for Long Island Board of Realtors, is the main MLS for Queens and Long Island. They also do business in Brooklyn, Bronx, and sometimes Manhattan. Their MLS is called MLSLI (The Multiple Listing Service of Long Island). It is the most influential listing service of Queens County and Long Island which also includes Nassau and Suffolk County. LIBOR is part of the National Association of Realtors which makes all of their agents REALTORS®.

There are a whole bunch of other smaller MLS's in New York both in the NAR and outside of them. New York is one of the most complicated in terms of Real Estate as it pertains to counties and boroughs. New York State MLS is a growing listing service, which I have seen grown rapidly in just a year. I became involved with New York State MLS because it also allows me ample coverage in Manhattan and other boroughs. Their ethos is to provide non-political coverage of all listings in every area of New York. I have seen some websites like Hauseit discount New York State MLS in one of it's articles by implying that it is "trash", but I have seen how valuable it can be in the future and how far it has grown in such a short amount of time.
