After you got all of your ducks in a row with attorneys' reviews, setting up new internet service at the new shindig (where you're moving out to), and all of that; here are a few more tricks. If you live in a Co-op or Condo, be sure to tell your Condo's superintendent or property management company service person about when you're moving and if they can block off a time for you to move. Oftentimes those that live in the top floors will need seamless delivery of items to and fro those doors via elevator or stairs. You need to also be sure of any other fees to pay, per board rules, about selling property or transferring property rights to the new buyers. 

You have to be out of your sold home by the time closing begins and we wouldn't know when that would be til a few days before closing what time it is scheduled for that day.  Our suggestion would be to move out far in advance to closing so that you have enough time for incidentals and such. If you need to move out at closing, we suggest hiring movers to come in as early as 5 to 6 am in order to move out by the time of closing.

We wouldn't know the exact time/location of closing until a few days before closing so it is paramount that you understand this prior to selling your home. 

Recommended Movers

Use Yelp, Google reviews, Better Business Bureau reviews, and such before hiring movers. Sometimes if you hire cheap, you will get cheap results. I will be able to help you in determining which movers are best for you, but again this is something that you will have to ultimately decide on your own.

Moving Supplies

Start gathering boxes and packing supplies. My life hack would be to start saving up all of your thick amazon prime boxes that you receive every time you order from Amazon. Another neat trick would be to ask if you can have the extra boxes from Costco, BJ's Warehouse, Sams Club, local grocery stores and etc. Usually they will be more than happy to let you take a few boxes with you. Sometimes you might even be able to do groceries simultaneously to save time! 


Moving can be incredibly stressful on pets so consider having them stay with a friend or in daycare for a few days while you move and get settled into your new place. Luckily for you, one of my greatest hobbies is being an amazing pet sitter and dog walker. However, if you have cats, I'm allergic so no dice there :(

Items to Leave

Usually anything attached to the walls such as shelving, curtain rods, curtains and curtain rods need to stay.  Everything else needs to go with you. If you aren’t sure, ask us as taking the wrong items can cause problems at the walk through. The best rule of thumb is, if something is attached to the home, it needs to stay. If you MUST take something with you, please make sure you have it in addendum drafted by your attorneys. However, this late stage of the game, it will be harder to budge on that and may effect the closing process. DO do this way early on when the offer gets accepted so that you and the buyer have no other recourse. Thanks for reading! :)
